Livuma is an online home rental market run by PT Livuma Home Market and built for Bali. It lists daily, monthly and yearly stays from local hosts and property teams, with 3,000+ homes across 24 areas of the island.
How a rental works
A guest sends a request, and the amount is only reserved at that point, on a card or as a refundable bank transfer. The charge is made when the host approves. For monthly and yearly stays a viewing, in person or virtual, can be requested and arranged with the host in chat, and the charge follows only after the guest confirms. A declined or expired request is released or refunded in full, and no separate guest service fee is added.
Checks and contracts
Hosts and guests are verified, including an identity check for the rental agreement. Rental contracts are notary-approved, and chat, payment, documents and receipts are kept together in one record.
For hosts
Hosts can set daily, monthly and yearly rates, sync calendars from other booking platforms and get updates by email and WhatsApp. A host fee applies only to successful paid bookings, and payout to an Indonesian bank account follows check-in.
Perlu diketahui
- Money is reserved on request and charged only when the host approves; with a viewing, only after the tenant confirms
- No separate guest service fee is charged

I list rental agencies and job openings from their own published pages, and I check that every listing posted by members follows the rules before an editor approves it. I never visit a property and never rank one. SmartBali takes no commission and no fees; it is a free notice board. Paid privately by Nami.
